Most roof repairs on Long Island come down to three things: shingles that blew off or cracked, flashing that pulled away from a chimney, wall or vent, and water getting in where two roof planes meet. A good roofer finds where the water is actually coming in, which is often not right above the stain on your ceiling.

County Roofing Systems puts the national average at $1,150 and says Long Island and Westchester run 15 to 25 percent higher. If the source of a leak is hard to find, or the wood underneath is soft, expect the price to climb once the roofer opens it up.
Repair or replace?
A repair makes sense when the problem is in one place. Ask for a replacement price as well when:
- you are patching leaks in different spots year after year
- shingles are curling, cracking or bare of granules across the roof, not just in one area
- the roof deck feels soft when someone walks it
- there are already two layers of shingles, which means the next job is a full tear-off anyway
What to ask before you hire
- Where exactly is the water coming in? A roofer who can show you the entry point on a photo is worth more than one who just quotes a section of shingles.
- Will you match my shingles? Older colors get discontinued. Ask what happens if the match is off.
- What is the warranty on the repair? Get it in writing, with the length.
- What is your county license number? Then look it up yourself on the Nassau or Suffolk site.
Repair calls that are really something else
Water at the edge of the roof is often a gutter problem. Water near a chimney is usually flashing, not shingles. If either sounds like your house, mention it in your request so the right contractor comes out.
